Johnson City, TN — Building License Bond

Johnson City's current contractor checklist requires its own $10,000 surety-bond form. It retains that requirement for general contractors on projects under $25,000, so a smaller job is not an exemption from the City building bond.

What this bond does

The bond supports the City's building-contractor licensing and permit requirements. Keep it separate from business-tax licensing, State contractor credentials and the City's other trade-specific bond forms.

Who needs it
The building contractor named as principal in the City filing. Match the actual contractor or company to the permit records; the City's checklist requires a separate bond form for each trade a contractor performs.
Who it protects
The named obligee is the City of Johnson City. The building form expressly denies a right of action under the bond to anyone other than that named obligee; it does not grant the private property owner a direct claim under this form.

Your bond option

This is the option on record for this bond.

The bond amount describes the limit of the bond obligation, not the price. A listed amount does not establish what the requesting party requires. The premium is what you pay and must be confirmed for the actual option. An E&O limit, where listed, is separate errors and omissions insurance.

Details for smaller jobs and the City-only obligation

The July 2026 checklist includes general contractors below $25,000 in its bond and business-tax-document requirements. It separately lists State licensing and workers' compensation evidence for the categories described there. Confirm the documents applicable to your work; the City bond is not permission to ignore a separate State credential.

The building form requires observance of construction, blasting and excavation laws and indemnification of the City for the specified negligent or inadequate work. It also requires safe maintenance of opened ditches and excavations for one year and restoration with suitable similar materials. That one-year condition is not a statement that the bond automatically expires after a year.

The form caps aggregate surety liability at $10,000 without accumulation over time. Its cancellation provision preserves earlier defaults and measures notice from the City's actual receipt, with the 30-day period beginning on the next regular business day. Follow the City's form rather than assuming immediate cancellation or a fresh sum each year.

Questions about this bond

Does a general contractor avoid this bond on a smaller job?

The City's July 2026 checklist expressly retains the bond requirement for general contractors with projects valued below $25,000. Confirm the other documents for the category rather than treating a project-valuation threshold as a bond exemption.

Does this building form cover every trade I perform?

The checklist requires a bond form for each trade a single contractor performs. The City publishes separate electrical, plumbing, gas-mechanical and other forms; do not assume this building listing replaces those filings.

What follows Purchase Now?

RLI's Johnson City building-license application opens in a new tab. Match the legal contractor, City-only obligee, required building form, $10,000 sum and effective entries before finalizing. Execute and submit the City form with the contractor documents, then obtain the applicable permits; purchase does not issue a City or State license.
