North Carolina — Home Inspector Bond

North Carolina’s Home Inspector Licensure Board publishes a $5,000 licence-bond template as one financial-qualification path. The Southern Agency’s listing is for the inspector choosing that path. It does not remove the separate $250,000 general-liability insurance requirement.

What this bond does

The Board’s template runs to the State of North Carolina and conditions the obligation on faithful performance of duties and compliance with laws under Chapter 143, Article 9F. A qualifying copy remains on file with the Home Inspector Licensure Board.

Who needs it
The home inspector applying for or renewing the State credential and using the surety alternative. The Board also accepts its specified net-assets or errors-and-omissions route; do not assume every inspector must buy this instrument or that a business name alone replaces the licensed principal.
Who it protects
The State template secures the inspector’s licence duties. It is open to successive claims up to the full $5,000 sum. It does not guarantee a defect-free house, insure every repair or establish an automatic homeowner payment or private-action right.

Your bond option

This is the option on record for this bond.

The bond amount describes the limit of the bond obligation, not the price. A listed amount does not establish what the requesting party requires. The premium is what you pay and must be confirmed for the actual option. An E&O limit, where listed, is separate errors and omissions insurance.

General liability plus one qualifying financial path

Section 143-151.51 requires $250,000 general liability and one of the permitted additional paths. The Board’s current example and renewal instructions identify $5,000 net assets, a $5,000 surety undertaking or $250,000 errors-and-omissions insurance. E&O is relevant here as an actual statutory alternative—not a universal extra purchase alongside the bond.

The statute gives the Board a $5,000–$10,000 range for setting the net-assets/bond amount. That range is not a menu of purchase options: the current Board example and template use $5,000. Match the accepted request and keep general-liability evidence separate. Employer coverage may satisfy the insurance portions when it meets the Board’s parameters and properly identifies the inspector.

Name the State and complete the actual template

The bond’s obligee is the State of North Carolina, while a copy is kept with the Board. The insurance example separately tells applicants to name the Board as certificate holder and show the inspector under an employer policy. Do not copy insurance-certificate wording into the bond’s State-obligee field.

The template provides for principal and authorized surety signatures, titles, surety address, a North Carolina resident agent/address and an attached power of attorney. Review the complete accepted execution package rather than borrowing another occupation’s witness or notary requirements.

Keep the licence calendar separate from cancellation mechanics

The Board describes an October 1–September 30 annual licence period and September 10 continuing-education completion. The template itself does not supply a fixed purchase term: surety termination requires certified-mail notice, return receipt requested, and takes effect thirty days after the Board receives notice. It is not thirty days from mailing or a new permission to practise without the financial qualification.

Purchase Now opens Propeller in a new tab. Compare your licensed principal, State recipient, $5,000 sum, accepted Board template, and actual dates before completing the application. Follow the Board’s current account/upload and filing instructions for the issued copy and separate insurance evidence. Purchase does not complete education, examination or licensing approval.

Sources

Have these ready

  1. Individual licensed principal and chosen Board financial path: net assets, surety or qualifying E&O.
  2. Separate $250,000 general-liability proof; correct inspector identification when relying on employer insurance.
  3. State of North Carolina obligee, Board-filed copy and actual $5,000 template—not insurance certificate-holder wording.
  4. Complete accepted principal/surety/resident-agent/power-of-attorney package and actual continuation/renewal instructions.

Questions about this bond

Does this replace both general liability and E&O?

The Board requires general liability plus one qualifying additional path. The $5,000 surety route is an alternative to the specified net-assets or E&O route; it does not replace the separate $250,000 general-liability requirement.

Is the Board or the State named on the bond?

The current template binds the principal and surety to the State of North Carolina and keeps a qualifying copy on file with the Board. The Board’s separate certificate-holder instruction concerns insurance evidence, not a replacement bond obligee.

Is thirty-day cancellation measured from mailing?

The template says termination is not effective until thirty days after receipt of the specified notice. It calls for certified mail, return receipt requested, to the Board. Do not treat the posting date or the annual licence calendar as a supplied purchase term.
