What this bond does

The city's template names the developer as principal and the City of Fort Collins, Colorado, as recipient. It secures the required work described in approved plans, applicable agreements, permits, codes and standards, with the sum based on the applicable project components.

Who needs it
The developer named in the city's project and security instructions. Have the legal entity name and approved development identification ready; the earthwork contractor, design consultant and developer are not automatically interchangeable applicants.
Who it protects
The undertaking supports satisfactory completion of the secured project requirements. A separate guarantee for maintenance and repair of initially accepted public improvements is part of the template's release conditions. Neither undertaking replaces liability insurance or development approval.

Your bond option

This is the option on record for this bond.

The bond amount describes the limit of the bond obligation, not the price. A listed amount does not establish what the requesting party requires. The premium is what you pay and must be confirmed for the actual option. An E&O limit, where listed, is separate errors and omissions insurance.

Initial acceptance and maintenance security are separate steps

The linked bond template remains in force until city release. It describes both a notice of initial acceptance or approval stating that the secured obligations are complete and delivery of acceptable security for maintenance and repair of initially accepted public improvements. Do not treat a construction finish date or a separate inspection as automatic release.

The template includes separate amount lines for public improvements, erosion/sediment control and habitat restoration and makes the development-agreement clause conditional. Use the city's determination for your project rather than filling every component or referring to an agreement that does not exist.

Sources

Have these ready

  1. Gather the developer's legal name, project identification and approved development plans.
  2. Have any applicable development agreement, permits and the city's required component amounts.
  3. Confirm the accepted bond wording, total sum, dates and legal recipient before issuance.
  4. Prepare authorized developer/surety signatures and the attorney-in-fact's power of attorney, then follow city filing and later acceptance/maintenance-security instructions.

Questions about this bond

Does this always secure habitat restoration and public improvements too?

The template says those requirements apply as applicable and lists separate components. The city's actual project request determines what must be secured.

Is maintenance security the same as this completion bond?

The template treats acceptable maintenance/repair security as a separate release condition for initially accepted public improvements. Do not assume one instrument automatically replaces the other.
