What this bond does

The county form incorporates the identified Grading Permit Application and secures discharge of its obligations. It names the Board of Supervisors of Loudoun County, Virginia as obligee and allows principal/co-principal information rather than assuming one grading subcontractor is the only party.

Who needs it
The legal principal(s) required by the grading permit/application. The county's published process requires approved plans and a grading-plan approval letter for bond submission; this is county submission, not a promise of instant provider issuance.
Who it protects
The form remains in force until county release and addresses default, plan revisions and time extensions. Its 21-day surety response and optional county cure provisions concern default—not how quickly an applicant will receive a bond.

Your bond option

This is the option on record for this bond.

The bond amount describes the limit of the bond obligation, not the price. A listed amount does not establish what the requesting party requires. The premium is what you pay and must be confirmed for the actual option. An E&O limit, where listed, is separate errors and omissions insurance.

Submit to Bonds Management; request release through E&S

The instructions route the executed bond and approval letter to Bonds Management, not the E&S Inspector. They require authorized signers, power-of-attorney support when applicable and execution dated no earlier than the grading application. Confirm the currently accepted form and issuer/execution requirements before issuance.

For release, the county describes full uniform stabilization, removal of temporary controls and a written request to the E&S Field Engineer with project name and permit number. Final inspection is followed by Bonds Management processing. A new owner needs new security and a permit transfer/application; a reduction is a separate process, with a rider for a corporate surety bond.

Sources

Have these ready

  1. Have the signed approved plans, grading approval letter and permit/project numbers.
  2. Confirm each principal/co-principal and Board of Supervisors recipient wording.
  3. Obtain the approved sum, current form, execution date and authorized-signature requirements.
  4. Keep Bonds Management submission and later E&S inspection/release instructions distinct.

Questions about this bond

Can a new owner simply keep the former owner's bond?

The county process calls for a new owner's bond and a new Land Disturbance Grading Permit Application/Transfer of Ownership. Follow those requirements rather than only changing a contact name.

Is a reduction the same as final release?

No. The county treats them separately. A corporate-surety reduction needs the appropriate rider; final release follows the stabilization, written-request, inspection and processing steps.
