What this bond does

Provide the bond posted with a contractor's license or registration application to the Village of Northfield, Ohio, for business and commercial work under Chapter 1476.

Who needs it
General contractors and subcontractors working in Northfield Village's business or commercial districts. Confirm the project is in the Village; a similarly named township or another Northfield has a different authority.
Who it protects
Section 1476.03 binds the contractor and surety jointly and severally to the Municipality and to property owners within it on whose premises the contractor has contracted to work. The protected class is not just the Village. This registration security should not be described as unlimited insurance or a guarantee of every supplier invoice.

Your bond option

This is the option on record for this bond.

The bond amount describes the limit of the bond obligation, not the price. A listed amount does not establish what the requesting party requires. The premium is what you pay and must be confirmed for the actual option. An E&O limit, where listed, is separate errors and omissions insurance.

Details

The ordinance sets $25,000 for contractors doing work in business and commercial districts, compared with $10,000 for those working solely in residential districts. The current Village Building Department also lists $25,000 for commercial work. Identify the location and scope when requesting the bond instead of using a residential amount for a mixed practice.

The Village says the bond may use a generic form obtained from your insurance company. Have the provider match the Village registration and the statutory joint-and-several undertaking to the Municipality and the property owners on whose premises you contracted to work. A municipality-only description omits a beneficiary named in the ordinance.

Registration is required at the beginning of each year in which you plan to work, and the ordinance says the license expires December 31. That is the licensing calendar, not proof of an identical bond term. Use the accepted bond's actual effective dates and any continuation instructions.

Follow the Village Building Department's current online registration instructions and provide the bond with the requested supporting documents, including a separate insurance certificate naming Northfield Village as additional insured. For commercial work, the department directs Village review and permitting first, followed by Summit County Building Department review and permits. Buying this bond does not complete either process.

Purchase Now opens Propeller's Northfield commercial-contractor application in a new tab. Bring the Village's written registration request, legal contractor name, work description and $25,000 commercial requirement. Before paying, confirm the form includes the statutory parties and undertaking, and check dates, execution and delivery with the Village and provider. Submit it through the Village's accepted registration process and retain its acceptance before relying on registration.

Sources

Have these ready

  1. Confirm Village of Northfield jurisdiction and the business/commercial location and work scope.
  2. Prepare the legal contractor name and the Village's $25,000 commercial registration request.
  3. Have the provider match the generic form to the statutory Municipality-and-property-owner undertaking.
  4. Arrange the separate insurance certificate, registration submission and subsequent County review where directed.

Questions about this bond

Can I use the $10,000 residential amount?

The ordinance reserves that amount for contractors working solely in residential districts. Work in business or commercial districts carries the $25,000 requirement; confirm your actual work with the Village.

Does the bond protect only Northfield Village?

No. Section 1476.03 also names property owners within the Municipality on whose premises the contractor has contracted to work. Have the form match that statutory undertaking rather than omitting the property-owner class.

Must I use a Village-branded bond form?

The current Building Department instructions call for a generic bond form from your insurance company. It still needs the proper parties, undertaking and sum, with execution and delivery accepted by the Village.

Does Village registration replace Summit County permits?

No. The Village directs commercial work through its own review and permits first, then County review and permits. Registration and bond acceptance are not the project's final building approval.

Does December 31 automatically end my bond?

That is the license expiration specified in Chapter 1476. Check the actual bond and Village instructions for its effective period and any continuation or replacement needed.
