What this bond does

The reviewed form secures workmanlike implementation/construction of the plan's sediment and erosion controls and other specified improvements. The owner and surety are bound to Spotsylvania County; this is not a contractor's general license or blanket liability coverage.

Who needs it
The owner/signee required by the county's Individual Form. The word Individual does not by itself establish that a project qualifies for the county's separate single-family closeout procedure or that this is the correct form for a corporate owner.
Who it protects
The bond remains in effect until county release. The form provides for demand on failure to perform, caps surety claims at the penal sum, includes a homestead-exemption waiver and waives surety notice of work changes/extensions. Review those terms before execution.

Your bond option

This is the option on record for this bond.

The bond amount describes the limit of the bond obligation, not the price. A listed amount does not establish what the requesting party requires. The premium is what you pay and must be confirmed for the actual option. An E&O limit, where listed, is separate errors and omissions insurance.

Use the applicable county closeout procedure

The Individual Form requires the plan date/designation, owner, amount, witnessed execution and surety attorney-in-fact details. A power of attorney must accompany a surety bond. Do not substitute an assumed one-year expiry for county release.

For individual single-family homes, the county's guidance effective November 1, 2025 describes release inspections and either mature permanent vegetation or its alternative adequate-cover, perimeter-control-removal and signed-certification route. Lot-grading criteria and county review still apply. Submission of a certification alone does not guarantee approval; do not apply this home-specific process to every development.

Have these ready

  1. Confirm the Individual Form is the county's required owner/signature form.
  2. Have the approved plan date, designation and applicable improvements.
  3. Obtain the required sum, legal names and accepted execution instructions, including power of attorney.
  4. Keep the applicable stabilization/grading, inspection and county release directions.

Questions about this bond

Does completing construction automatically release this bond?

No. The form remains in force until county release. Use the applicable closeout process rather than treating physical completion as administrative release.

Must every single-family lot wait for fully mature vegetation?

The county's 2025 guidance allows an alternative meeting its adequate-cover, perimeter-control-removal, certification and inspection requirements, alongside the lot-grading criteria. County acceptance is discretionary, not guaranteed by submission.
