Guest liability
A visitor may allege a stair, deck, or other condition caused injury.

You and the property manager may divide maintenance and guest-record duties without sharing the same policy. Rental protection needs to identify your locations and responsibilities, alongside platform terms rather than assuming they replace your own.
Bring the rental calendar, owner and manager duties, contents values and current platform or dwelling terms.

You offer paid stays directly or through booking platforms, sometimes sharing inspection and maintenance work with a property manager. A guest injury or damage discovered after checkout can involve your own responsibilities even when someone else handles reservations.
The Southern Agency can review your management duties and rental activities to help you choose appropriate insurance. We can help you identify gaps between platform-offered protection and the coverage you personally need.
A visitor may allege a stair, deck, or other condition caused injury.
Theft, accidental damage, and wear can receive different treatment.
An insured property event may leave the listing unavailable.
Owner and manager maintenance duties may differ.
Actual lender, association, and booking-data obligations need review.
Policies to ask about. Which ones fit depends on your operations, your contracts, and the carrier’s forms.
These hypothetical examples are not agency claim results. Whether a loss is covered depends on the facts, policy terms, and applicable exclusions.
Suppose a guest alleges that a loose deck board caused an injury. Compare the owner's and manager's actual inspection or repair duties with the rental liability grant. Paid occupancy must be accepted; a manager's contract or homeowners policy does not automatically include every allegation against you.
Suppose a pipe failure damages guest rooms and bookings stop during repairs. Covered property and purchased income terms may address eligible repairs and lost rent. Review the actual water-loss cause and restoration period; a calendar full of canceled stays or promised refunds does not itself establish insured loss.
Suppose a guest's damage exceeds the security deposit. Establish the actual cause and the accepted guest-damage or contents terms under your policy and any platform program. The unpaid balance does not convert excluded damage, wear or a collection dispute into covered loss.

Inspect the actual dwelling policy's rental restrictions rather than assuming paid use is accepted.
Platform terms and the host's own policy can have different limits, triggers, and claim conditions.
Guest-caused loss must fit insured causes; deposits do not turn excluded damage into cover.
Lost rent needs a qualifying event and applicable restoration period.
A manager changes duties but does not automatically insure the owner.
Review the actual local and contractual requirements; no universal permit or limit is asserted.
Bring your questions, current policies, and relevant contracts. An agent can review coverage terms, exclusions, and the information carriers ask for, then explain the options available to you.
